Onkaparinga Heights Rezoning Success

In early 2023, the rezoning of the Onkaparinga Heights precinct marked a major milestone in Adelaide’s southern growth corridor. Located within the City of Onkaparinga and formerly part of Hackham and Old Noarlunga, the land was rezoned to support a master-planned neighbourhood, enabling up to 2,000 new homes and integrated community infrastructure.

The rezoning process was multifaceted. A section of roughly 50 hectares between Cottage Lane and Hepenstal Road was rezoned in 2015. The major rezoning occurred in 2023 when approximately 206 hectares between Hepenstal Road and Piggott Range Road were rezoned to the “Master Planned Neighbourhood Zone”. Key elements included new structure-planning, infrastructure agreements for roads, water, wastewater and stormwater, and the introduction of sub-zones and overlays to manage sloping land and transition areas adjacent to the natural environment.
