Golden Grove Code Amendment - Approved!

YAS Property & Development is proud to announce State Government approval of the Golden Grove Neighbourhood Stage 1 and Master Planned Stage 2 Code Amendments, marking a significant milestone in the delivery of a new residential and employment precinct in Adelaide’s north-eastern suburbs.

Located within the City of Tea Tree Gully, the Golden Grove site has been carefully identified for transition from Rural Living zoning to residential neighbourhoods and employment uses. The approved amendments allow for the rezoning of just under 104 hectares of land, supporting long-term housing supply and local employment opportunities.

A Two-Stage Planning Process

The Golden Grove project has progressed through a structured two-stage Code Amendment process:

  • Stage 1, located north of One Tree Hill Road, was subject to community consultation in 2023.

  • Stage 2, south of One Tree Hill Road and comprising approximately 48.2 hectares, commenced in April 2025 and was open for public consultation from May to June 2025.

Throughout both stages, YAS worked closely with the community, industry experts and government agencies to ensure a balanced and well-considered outcome.

Housing, Jobs and Liveability

Once fully delivered, the combined Stage 1 and Stage 2 development is expected to support approximately 850 homes across more than 100 hectares of land. In addition to new housing for young people and families, the plan includes employment-zoned land to support local jobs and reduce the need for long-distance commuting.

Open space and liveability are central to the project’s design. The approved concept prioritises accessible green spaces, landscaped earth mounds, and integrated cycling and pedestrian links that connect residents with their neighbourhood and surrounding areas.

Environmental Responsibility and Safeguards

Environmental amenity has been a key consideration throughout the planning process. Protective overlays have been incorporated to manage interfaces with neighbouring land uses, including a nearby quarry. A comprehensive 12-month air quality monitoring program was undertaken, alongside detailed noise investigations, to inform the final planning framework.

Urban Tree Canopy Overlay provisions across both stages further reinforce YAS’ commitment to creating a greener, more sustainable community.
